Cape Verde Golf Resort

This huge new integrated golf development comprises 12,000 beds of touristic accommodation, three golf courses, two leisure lagoons, beach clubs, a tennis club and vast commercial opportunities for local people in the form of shops, restaurants, bars and leisure operations. This land was previously masterplanned as several separate resorts on seemingly arbitrary locations with little strategy of how they might integrate. This new masterplan aims to provide a new world class integrated resort development which offers benefits to resort users across the entire area. Three golf courses will help to make this project a golf destination in it’s own right on one of the most idyllic beaches with 365 day a year perfect weather. There is nearly 8 km of beach front from east to west which will be developed in a phased programme over the next 30 years.

The resort has been planned to be completely sustainable with a 100 Ha solar PV farm and desalination for potable water. The masterplan has sustainability at its heart from the road network that promotes golf buggies and cycling to the thousands of jobs created for the local population. Construction of this development will be a significant challenge due to its remote location, but the advantage of that location will be clear to resort users.

Objectives & Challenges:

• Assisting client and consultants to produce an integrated masterplan with aligned business case.
• Creating the maximum financial value by optimising premium villas within the beach, lagoon and golf setting.
• Planning sustainability principles in from the start.
• Considering construction methods and phasing during the masterplanning process to create a sensible programme of production.
